Lexus Wear Pass worth it?

Lexus Wear Pass worth it?
I'm torn if I should get a Lexus Wear Pass on a potential RX350 that I'm quite sure I'll return after 3 years and probably won't be trading after.
Dealer is telling me if I return it after 3 years, I will be charged for everything including worn tires, minor dents, etc.
From various other forums some are saying Lexus typically won't charge or charges would be less than a Wear Pass $1K+HST.

its a 50 - 50 scenario.
I never had to get the wear warranty. ofcourse you have to be super careful if you are returning the car back after a certain time.
the only thing i had to do is get new tires before returning the vehicle.
i had no damages to the car.
but i financed the last vehicle so i didnt have to worry about it.

Ended up getting it as I'm returning the car for sure and got a discount on the wear pass. I didn't like how the sales guys told me if I even wear the tires down a bit I would need to pay for new tires as this wrong information. Part of the lease agreement is normal wear and tear on tires and other parts of the car although it doesn't cover cracked windshields and body damage.
