The "Net Cap Cost" b4 you added back the $3,588 of cash "out-of-pocket" expenses normally paid at closing of $41,244 appears to me to be a very positive "purchase price". This equates to a 9.8% discount on the MSRP of $45,744 on a 2016 ES 350...don't think I have seen any poster claim discount that high this close to introduction of the 2016 ESs???
I may use your "deal" to see if I can get my dealer to move beyond about a 4.8% discount on a similar 2016 ES. As far as I know the dealers only have $500 factory money toward the 2015 ESs???
In my somewhat novice opinion...your deal was a pretty good one.
As an aside...I have not seen any other lease deals where the out-of-pocket dollars due are rolled back into the lease cap cost?? Saves current cash but ups the monthly lease payment some.

P.S. Is there strong Lexus competition in Houston?? I have two metro dealerships...but unfortunately they are both owned and managed by same ownership...thus very little bargaining power unless I reach out over 300-400 miles or more...which I would prefer not to do. TMR
P.P.S. Just in case anyone is interested...I replicated the 2400 x money factor = Interest Rate "formula"...as it did not seem to make sense. I used a present value calculator and essentially re-created the same payment and interest rate that you get using the above "formula". I am now pretty confident in the 2400 X Money Factor formula... FWIW TomMartin

It looks like the new MF is .00075 for the 2016's . No more support on the 2015's. So if I am correct on the MF, then it appears that the dealer is marking the MF up to make more money. You are also getting killed in taxes, I guess Texas taxes the whole value of the vehicle, rather than just the lease payments so your payment is probably 40-75 dollars higher than those of us that live in states that only tax the payments. Not much you can do about that.
The MF bump cost you 45 dollars a month(goes to the dealer). Basically 1650 of the discount they showed you on paper was put back into the money factor.
Keep in mind I am just speculating, the Texas MF may in fact be what your dealer said it was.
Enjoy the car and whatever you do don't look at the deals people in California are getting, it will give you agita.

So... where would I find the new .00075 MF for 2016's? I thought I'd looked... apparently not. I based my 0.0013 on BMW's current rate. I live, I learn, will do better next time.

I have copy of "Lexus Financial Services Lease Rates Good from 10/01/2015 until 11/02/2015"...and Lease Rates 2016 ES 350 for 10,000 miles up tp 48 months is .00140...a bit higher than OPs .00130.
Plus the nearly 10% reduction in MSRP to Cap Cost b4 adding back the out of pocket costs is I think quite good this soon after 2016 introduction.

A probably too long narrative of my deal is either waiting for approval from a moderator, or I somehow messed up the mechanics of posting it to the forum.
Rolling out-of-pocket into lease was a conscious decision. I figured with oil below $50/barrel that dealers in Houston would be hungry and open to deeper discounting ( 10% ) to move product.
