Default Invoice vs MSRP vs Sell Price

I'm hoping some of you out there can shed some light this subject as I'm confused about new car pricing.

It seems that a lot of you out there are paying around MSRP on the east coast and that California is the most competitve area in the U.S. for pricing. I'm wondering what the current national Lexus corp.selling promotions are which would drop my net purchase price ?

For example, I hear that people are getting "below invoice" on deals in California. If there are no promotions (saw none in Edmunds.com), like the old expired "conquest sale" promotion, then how can a dealer sell below invoice ? That would imply selling below their net cost which is nonsense, of course. Do you think there are "hidden" regional promotions in more competitive areas of the country ?

Here in Canada dealers net under 10% (apppears to be similar in U.S.) when they sell at MSRP. There are no promotions here except 0% interest on sales with minimum $38K down payment.
