Default Timing Belt service tips?

Hey guys, I am considering changing out the timing belt by myself with the multiple guides listed here and was wondering if there are any tips.

I see that the one bolt holding in what I believe is the crankshaft wheel seems to be really tough to open and I will need some massive leverage and some tool that apparently can be rented out from a forum member here or purchased for $60.

Also was wondering how do I replace the crank and cam seals? I don't see any mention of those seals in the guides and would like to replace them as well because my car is approaching 200k.

Also, is this easily done with simple hand tools? Well not easily but can it be done with simple hand tools?

I didn't go through with it myself, but my mechanic said for the seals just replace if necessary. if they look good, maybe don't futz with them. In my case, he inspected and didn't replace them during this service.

Good luck to you, hope you have a backup car to run to the parts store (and hardware store to get yourself a 6' breaker "pole").
