2017 GS350 AWD - Lease, what's a decent price?

Hey everyone, I have been searching for a GS350 AWD for a little bit now and decided to lease one. The lease numbers for August are:
MF: 0.0003 (which is great)
Residual: 51%
There is also a $3500 incentive.
I was reading some other threads where some people said that you should aim for $7k off MSRP for a decent deal. Wouldn't that put the car below invoice? I have invoice pricing as $46839 with an MSRP of $51360. Are they really hurting that bad that they are selling the cars below invoice?
I'm in VA if anyone has any local experience that would be great.
Is there any competitor cash available? My dealership said no but saw someone else mention on here that it should be $1000. What did everyone else pay for their 2017 GS's? Thanks for the help!!

Not sure about below invoice, but there are dealers selling under the $50k mark for a brand new AWD 2017 GS in my area...I imagine that its easier to get a better price on a RWD model since its a few grand less.
