She says just the first payment down according to this email so I'm hoping that's the case. All the other leases I've seen got downpayments.
However, if it is true that there is no downpayment, should I jump on it given the monthly payment and residual?

I just noticed one catch in your deal, 7500/year which is quite low. You need at least 10K miles.
Ask her how much the payments will be for same terms BUT with 10K miles, & then let us know!

I'm not sure if I want to finance or lease. The lease seems just as good or even better than financing if I were to buy it in the end. 72k isn't a bad purchase price because it is the right color combos for me too.

Generally when you lease, the first months lease payment is due at signing and then you have either 23 or 35 lease payments remaining (depending on if its a 2 or 3 year lease)

Wow, that is the best lease deal I've seen. Jump on it I'd say.
At that price it seems that the dealership is begging you to take it. I have a 2017 blue/red GSF and have a $912 lease payment with no money down and I thought my deal was great.
As for financing, depends on you, do you want to keep the car for a long time or not?

Why should I finance at 72k with a x interest rate + a downpayment instead of just leasing then pay the residual value at the end?

Jump on it BEFORE they change their minds! There is no way on earth you can get a $88K MRSP car for UNDER $750 with "0" down!

I bet thats because the Money Factor is probably crazy on this deal, I'm guessing something like .00001 which is almost like a Free loan.
I remember when i was thinking of leasing my GSF, I had a very good Money Factor & the dealership was saying that its almost like a free loan.

I leased on a value of $70k and a $912 monthly payment for 10k miles though. So how'd they get to $775!?!?
I offered 70k and they immediately took me up on that offer, I'd say you could negotiate more.

I do want to keep the car, my issue is why does leasing seem so much better than financing given the residual value for this particular case? It just seems smarter to lease into buy given the price.

This rationale is valid. It looks like you got a ridiculously low money factor. I would lease and see what the true value of the car is at the end of the lease is. Then evaluate then. It's smarter to lease in this case.
Are you local to the dealer? I leased my GSF from Len Stoler Lexus and I'd say the deal is legit. They did not hesitate when I offered them $70k for the GSF, so I'd say you could probably squeeze a little bit more out of them.
