A lot of dealers that used to offer the best deals in a region, have pulled back on their aggressive numbers. But as one door closes another couple have opened up. If anyone needs a recommendation in select regions let me know.
Right now the highest I have seen on pricing is 10% off sticker before incentives. Again select regions, and of course some dealers who are not using the Customer cash as their dealer discount.

Committed to a deal at the local Lexus dealership...planning to pickup one night this coming week. Can post more detailed numbers if needed but the gist of it is 10% off msrp before lease cash (1500) and loyalty cash (1500). No money down but paying fees and misc charges at signing and doing 9 MSDs for a payment of ~455 a month which includes NC 3% tax. Inventory was slim but the dealer had the car my wife wanted!

While I cant speak on Durham repeatability, that 10% deals is available in other areas for sure. The only factor though as you mentioned is the dealer fees. Always review them carefully.

Unhaggle is supposed to be similar but I think it is a put on subsidized by the dealer association invoice $ 69457 msrp $75950 hold back is $1519...can't find any for under $76K there is too much shortage of inventory.
Even with $4k cash incentive they are adding $4k to the price...it is unreal!

State of the US GX July 2020 LOL:
-Only dealers will know what next months program are starting 8/4/2020
-Inventory wise, Lexus US GX inventory has finally hit a low level across the board in almost all states; 800-900. Certain States of course are doing much much better (low double digits) so explore those dealerships first.
-MY21 SOP I have no clue.
-Right now the highest you should be paying, excluding all Lexus to Customer cash/lease cash is 9-10% before subtracting the 4k. Quite doable (it wont be your first offer if thats your mindset). If you want to stay close to home (in todays world totally get it) you might have to sacrifice a bigger discount.
-As usual Premiums are the majority on the ground, base and Luxury are spartan.
-Sport packages are interestingly not that popular of a combo like they were earlier in the year.
