IS250 Lease special really a special?

IS250 Lease special really a special?
I am in the market for an IS250 rwd. The local dealership has two offers advertised. Either $399/month for 36 mos w 12K miles/year. This offer you have to put down $4000. For the $499/month special you have to put down $1000. They are basing this on a premium package vehicle with msrp of 35,222 and you can purchase it at the end of the lease for about 20K.
When they have specials like this, is anything negotiable? Or do you have to just pay this price since its a lease offer thru lexus?
I called a local dealer and got quoted something different and cant figure out how they are working out the numbers. When you lease, where is the fudge factor in working the numbers that they can hide or make up costs?
ie. I got quoted that if i put down 1K, i can get the lease on that car for $464/month for 36mos but also get 18K miles/year instead of the 12K/year advertised. They are also basing the price on $32,500.
I'm so confused and dont know if i'm getting a deal or not. Leasing is very confusing. Please Help.

i put nothing down other then the first monthes payment, 15k miles a year 521.00 including tax per month and i was told my residual would be about 18k in 4 years. My lease is with wells fargo;
my suggestion, go for your last option, you will want something new in 36 monthes most likely and you did not kiss 4k goodbye. I always go for the least painfull up front option.........

I just leased an '07 IS250 yesterday with an MSRP of $35,577 plus XM radio. I put a total of $4,000 down with a monthly payment of $340 for 36 months. We really like this car! It's our 4th Lexus and each one is better than the last.
BTW, the residual value at lease end is $20,300. I hope this info helps.
