I have been quoted a lease $570 per mo for a 200t with NAV. 36 mo 12,000 mi per year. For a better equipped RX it would be 549 per month. Both leases include nothing down all sales taxes rolled into the lease.

In Illinois you should wait, I think starting in 2015, lease tax is supposed to be calculated on Depreciation only, versus entire vehicle price as it is now...

I looked at Edmunds and on AAA's car buying site. Everything is right around MSRP right now. My guess is that Lexus does not have the supply yet in the US / Canada. Right now you only have the early adopters.
My guess is if you wait until after the NY auto show and into June then you will be able to get below MSRP. Also, you will be closer to another model new release / refresh

Then factor in the basic economic law of demand being higher than supply = full MSRP/lease pricing.

Notice there is a regional offer on the nx300 loaded for $509 a month with 5000 down. 3 year lease with 10000 miles per year. Puts it too high up there with the RX's. Notice around the internet at different dealers the NX300 doesn't appear to be selling fast. Who knows. Plan on leasing one in a few months when prices come down/deals.

While the savings off of MSRP are important, some other factors could be contributing to the high lease payments. Namely the money factor (I think I heard the equivalent of 4.99%?!) and the residual.
If Lexus can play with those numbers on the leases they can potentially increase their profit dramatically in the early days. Later, that's where the lease 'deals' come into play to incentivize moving more vehicles.
Definitely supply and demand right now. Leasing should get better as time rolls on or possibly look at an external leasing company for numbers since Lexus isn't offering anything special like loyalty incentives for using LFS right now.
Interesting as I received a call from my dealer a few weeks ago. They had forgotten about our desire to hear when the NX came in but were calling about upgrading our RX. I asked them to give me some numbers for leasing and haven't heard back since. They also didn't know diddly about the NX. He sent me a photo of the 300 but it had the upgraded 200T wheels. When I asked him about it he had to go back and research that it had a wheel package.
He also asked me about interest in the 300 and we barely put any miles on so I told him only the 200T as we would never recoup the extra cost in gas savings. Looks like we can get the lux pkg with collision assist/radar cruise and blind spot monitoring but no lane departure assist. Thought that was weird.
Anyway, no numbers as of yet. Guess he's working on people buying vs. Leasing right now to get some commission since the lease rates seem out of whack for what I would expect them to be in a few months . . . Hopefully.
