The simple question is what do you really want; The car or the deal? If you want the car then trust Costco Auto, whose paid by the dealership to bring leads in and enjoy. If you want the deal, I suggest narrowing a list of vehicles at various dealers in a geographical area your comfy with that suit your needs, emailing them asking for an OTD price and comparing.
The MY20 12% pre-incentive is before any type of Lexus Cash direct to mfg. However I do caution you that please dont go into any dealership and expect their first offer to be anywhere near that number. Usually will require a couple of rounds of dealer competition to get there.

From reading this thread, I'm not 100% clear on whether the targeted percentage off MSRP includes the Lexus rebates or not. For instance, this thread says 12% off MSRP is a good deal. Right now Lexus is offering $2500 for '21 models. The model I'm looking at has a MSRP of <!--td {border: 1px solid #ccc;}br {mso-data-placement:same-cell;}-->$62,060.00 and an invoice cost (from costcoauto.com) of <!--td {border: 1px solid #ccc;}br {mso-data-placement:same-cell;}-->$58,205.00. 12% of the MSRP is <!--td {border: 1px solid #ccc;}br {mso-data-placement:same-cell;}-->$7,447.20. So do I target <!--td {border: 1px solid #ccc;}br {mso-data-placement:same-cell;}-->$7,447.20 - $2500 = <!--td {border: 1px solid #ccc;}br {mso-data-placement:same-cell;}-->$4,947.20 discount from the dealer or am I targeting $7,447.20 from the dealer plus $2500 from Lexus which would be a total discount of $7,447.20 + $2500 = $9947.20 which would end up being 16% total discount. Obviously more discount is better, but I want to understand what is realistic.

Dealers with the most discounts?
Is JM Lexus one of the most aggressive dealers price wise?

As for shopping out of state, it depends on your state laws and taxes. In CA, if you buy out of state, you pay stupid DMV fees that eat up the difference/savings compared to just buying in the state.

The best discount of all is to not lease. When the dealers hear a customer mention a lease, their eyes light up.
The next best discount is to not finance or finance as little as possible. I always remember the old saying, the difference between the rich and the poor is that the poor pay interest and the rich collect interest.

A "good deal" is all perception. Florida has crazy dealer fees so that's why you may see low pricing until you go to finance and see the fees. Find what you like and fits your budget.

The cost of money/earning potential difference argument misses the point. The real value of paying cash for things is it keeps you from buying things you can't or shouldn't afford. I have been able to invest a lot more over decades because of the things I didn't buy than I ever would have playing the interest rate arbitrage game.

JM is not aggressive at all, go to another dealer. Their dealer discount was 5-6% and the rest was the rebate. You should be able to negotiate Atleast 10% off before any rebate. Lexus Plus is a joke to benefit only the dealer.
