Which in the case of this lease would be approx $6500 due at signing if it were fees, taxes and $2k downpayment (depending of the 'Fees') you're at $553/mo (approx)

yes, your MF is poor @ .0039 (9.36%)
My MF on my lease was .00261 (6.26%)

If you have T1+ (over 825) credit, that is LFS going MF. they can absolutely give you a higher rate, or perhaps you have risky credit score? Sounds like they're giving you buy rate on the lease....Or perhaps they're using another institution for lease financing? LFS T2 MF is .00316 and T3 is .00406
By $2000 down, I meant out of my pocket, including all fee, etc. My monthly payment also includes taxes.

With regards to credit score, mine was be close to 750 only. The MF makes sense then.

Using LFS (Lexus Financial Service) for the financing, their current MF for RX350's (not 350h) are

T1+ 730 & above / .00261
T1 690-729 / .00271
T2 670-689 / .00316
T3 650-669 / .00406

If your score is 750+.then theyre getting you on rate. Since the MF that you mentioned is not one offered by LFS, they're not using LFS to fund the deal, but maybe Chase Auto, US Bank etc...

As I said earlier, if your deal is what you say; $52,3k sticker, 10% disc (essentially what you said per the discount), $2500 lease cash, 36mos, 10k mi/yr, and handing them a check for ONLY $2000 total when you sign, correct MF (750 score) then you payment should be $553/mo INCLUDING tax.

Every dealership says no haggle pricing until you show them a 7% off quote from another dealership and suddenly 10% is doable 🤣. I know for a fact that at least a couple of the dealerships around Philly can do 7% off easily as of 2-3 weeks ago (although this was on Premium Plus). I'd aim for 10-12% though.

You should be looking for 10-12% discount of the MSRP/Total vehicle cost.
Keep scouring the internet, and send inquiries to any dealer that has the vehicle that you want. Tell them upfront the deal that you are looking for (that is why it is most important to do your research and understand all f the current programs) and focus own the payment and money out of pocket at signing. Of course the payment will vary a few dollars based on actual MSRP of the vehicles.
If you have all of the other information (incentives, discount, MF, Term, Miles, Tax, MANDATORY fees, MSRP) and it's correct, then no matter what dealer, the deal will be the same.
Remember too, aside from Mfg installed options, you can add any accessories after taking delivery.

Eventually one, or a few dealers will bite when they realize that you're not going to budge, if you stick to your guns.

I can tell you it's likely NOT going to be Lexus of Cherry Hill. I tried getting them to budge on an RX 450h+ in April when I had another dealer giving me 10% off, and they didn't even bother to respond to me.

Wow 10% on 450h+? 10% is the target for ICE. Hybrids have significantly less margin (so I've been told) and much higher demand, so the discount is less.

More about Supply X Demand. Lexus builds significantly more ICE RX's than H RX's. Mfg to Dealer margins are the same

I get all that. I was suggesting that the 350h demand is likely greater than that of the 450. I've honestly never seen a single 450 on the road and at $10k more, I suspect the demand is minimized.
